Belle colloc Boulevard de la Marne cherche nouveau collocataire, dans un beau 3 pièces au rez de chaussé, avec balcon et accès à un jardin partagé. L'espace est lumineux, et dispose d'une cuisine avec gazinière, salle de bain avec baignoire et un salon agréable.
Elle se situe à 2 pas du Parc de l'Orangerie, plusieurs options de supermarchés attaignable entre 5 à 10 mn à pied, ainsi que 2 marché par semaine sur le boulevard de la Marne directement devant la porte. Arrèts de bus à proximité, et arrêt de tram à 10mn.

Mon colloc Louis déménage début Septembre, et je cherche donc un ou une nouvelle colloc.

Pour me présenter vite fait, je suis Erwan, 33 ans, avec 15 ans d'experience en colloc diverse et variée, et je recherche une personne avec qui partager cet espace de vie. Je suis quelqu'un d'actif qui aime profiter de l'extérieur (randonnées, profiter du parc) et qui apprécie retrouver un environnement calme et ordonné chez soi.

J'apprécie cuisiner, faire des jeux de société de temps en temps et se partager une bière ou une discussion à l'occasion.Je recherche de préférence une personne déja dans la vie active et non-fumeuse, propre et respectueuse de l'espace et rythme des autres.

L'idée est que chacun puisse se sentir bien chez soi tout en étant ouvert à partager des moments conviviaux (repas, discussions) quand l'envie nous prend.

Chacun est autonome pour ses repas, mais je suis toujours partant pour cuisiner et partager un repas de temps à autre. La colocation se veut équilibrée entre indépendance et convivialité, pour que chacun trouve son confort.

L’appart est libre à partir du 8 septembre. Le loyer est de 515€ (charges incluses) auxquelles il faut rajouter environ 100€/mois pour l’électricité, le gaz, le wifi et l’assurance habitation. ll n’y a pas de frais d’agence.
Il faut justifier ses moyen financier auprès des propriétaires. Visites possible en soirée en semaine.

Room available in a shared apartment on Boulevard de la Marne

I'm looking for a new flatmate to share a lovely 3-room ground-floor apartment with a balcony and access to a shared garden.

The apartment is bright and includes a kitchen with a gas stove, a bathroom with a bathtub, and a comfortable living room.

It's located just a short walk from Parc de l'Orangerie. There are several supermarkets within a 5–10 minute walk, as well as two weekly markets held right outside on Boulevard de la Marne. There are nearby bus stops, and the tram is about a 10-minute walk away.

My current flatmate, Louis, is moving out at the beginning of September, so I'm looking for a new roommate.

A little about me: I'm Erwan, 33 years old, speak French, German and English fluently, and I've lived in many different shared apartments over the past 15 years. I'm looking for someone to share this home with. I'm an active person who enjoys spending time outdoors (hiking, relaxing in the park) and appreciates coming home to a calm and tidy environment.

I enjoy cooking, playing board games from time to time, and occasionally sharing a beer or a good conversation. Ideally, I'm looking for a non-smoker who, like me, values:

A clean and tidy home
A peaceful atmosphere
Independence in daily life
Respect for each other's space and routines

The idea is that we both feel comfortable at home while remaining open to sharing meals or conversations whenever we feel like it.

We each take care of our own meals, but I'm always happy to cook and share a meal now and then. The goal is to strike a good balance between independence and friendliness so that we both feel at home.

The room is available from September 8th.

The rent is €515 per month (including charges), plus approximately €100 per month for electricity, gas, Wi-Fi, and home insurance. There are no agency fees.

The landlords require proof of income to be able to afford the monthly rent, as well as a guarantor agreement (usual in France, sorry if it's annoying but it is what it is)

Viewings on weekday evenings. Some weekends I may be unavailable. Video calls are possible, though I prefer in-person visits.
