Chambre non-meublée à côté de Nation (12e), disponible début septembre

Ma coloc' actuelle s'en va pour de nouvelles aventures, je cherche donc quelqu'un-e pour prendre sa place dans notre appart (très) bien placé dans le 12e, à deux pas de Nation.

Alors, le logement :
Le loyer total est de 1714€ (charges comprises en provision), donc 857€ chacun-e, plus l'électricité, l'internet (25€ à partager) et l'assurance habitation, ce qui fait un total de charges supplémentaires d'environ 56€ par personne.
Il faudra signer un nouveau bail à votre nom en entrant, pour que vous puissiez aussi toucher des APLs, pas de soucis de ce côté-là !
L'appart n'est pas meublé, mais ma coloc' laisse quelques affaires derrière elle que on pourra lui racheter si ça nous arrange (et si vous avez déjà tout ce qu'il faut, tant pis pour elle). Donc il vous faudra un lit, à minima ! Il y a un Casto en face, sur le boulevard, d'ailleurs.

Sinon niveau config : 2 chambres, une cuisine, une salle de bain, un salon séparé (ça c'est chouette), au 1er étage d'un immeuble sécurisé. Non-fumeureuse à l'intérieur, merci d'avance!

Le plus important, la chambre qui se libère :
Elle donne sur une petite cour intérieure, ce qui en fait la pièce la plus fraîche de l'appart quand ça chauffe dehors. Elle est aussi plus grande que l'autre chambre (j'ai mis 14m2 à vue d'oeil, mais j'en ai aucune idée) et a une penderie intégrée, donc pas besoin de trimballer plusieurs armoires !

Si tu te posais la question, le quartier :
On est littéralement à côté de Nation, à la frontière entre le 12 et le 20, donc très bien desservi (M1, 2, 6, 8, RER A, T3b/a, etc), et il y a à peu près tout ce qu'il faut autour, que ce soit des commerçants ou des salles de sport (deux Arkose à portée de pied si vous grimpez).

Ah, et moi dans tout ça :
Coucou, moi c'est Jules, j'ai 31 ans et je suis sound designer dans le jeu vidéo. J'aime cuisiner, marcher, grimper, faire de la musique, et parler de tout et et de tout (tant qu'à faire). Vous me croiserez sûrement plus en bal folk ou en concert qu'au bar du coin. Sobre, non-fumeur, LGBTQ+ friendly et allié, une bonne Palestine est une Palestine libre. Je télétravaille le lundi et le vendredi en général, et j'ai un rythme de vie assez sage, lève-tôt couche-tôt, certain-es diront "papi". Je ramène rarement du monde à l'appart mais ça peut arriver, je n'ai évidemment rien contre l'occasionnel-le copaine qui vient cuisiner un festin et regarder un docu Arte ! Le tout, c'est de communiquer en amont.

Ce qui serait pas mal, je trouve :
Plus qu'une coloc qui fonctionne juste sur le papier, j'aimerais quelqu'un-e pour de la longue durée, avoir un minimum de sens de communauté à la maison (qui sait soyons foufolles, même partir en bivouac ensemble) et pas juste se croiser dans le salon le soir de temps en temps. Donc si vous cherchez aussi un-e coloc-ami-e plutôt qu'un-e coloc-étranger-e, on devrait bien s'entendre, envoyez-moi un p'tit message !

My current roommate is leaving for new adventures, so I'm looking for someone to take her place in our (very) well-located apartment in the 12th, just steps from Nation.

So, the housing:
Total rent is €1,714 (utilities included as a provision), so €857 each, plus electricity, internet (€25 to split) and home insurance, which comes to about €56 extra per person in additional charges.
You'll need to sign a new lease in your name when moving in, so you can also get housing assistance (APL), no issues there!
The apartment isn't furnished, but my roommate is leaving some things behind that we could buy off her if it's convenient (and if you already have everything you need, well, too bad for her). So you'll need a bed, at minimum! There's a Casto (hardware/home store) right across the street, by the way.

Otherwise, the layout: 2 bedrooms, a kitchen, a bathroom, a separate living room (which is nice), on the 1st floor of a secure building. Non-smoking indoors, thanks in advance!

The most important part, the room that's opening up:
It looks out onto a small interior courtyard, which makes it the coolest room in the apartment when it's hot outside. It's also bigger than the other bedroom (I put down 14m² by eye, but I have no real idea) and has a built-in wardrobe, so no need to haul in multiple closets!

In case you were wondering, the neighborhood:
We're literally next to Nation, right on the border between the 12th and 20th arrondissements, so very well connected (M1, 2, 6, 8, RER A, T3b/a, etc.), and there's pretty much everything you need around, whether shops or gyms (two Arkose climbing gyms within walking distance if you climb).

Hi, I'm Jules, I'm 31 and I'm a sound designer in video games. I like cooking, walking, climbing, making music, and talking about pretty much everything (might as well). You'll probably run into me more at a folk dance or a concert than at the local bar. Sober, non-smoker, LGBTQIA+ friendly and ally, a good Palestine is a free Palestine. I generally work from home on Mondays and Fridays, and I have a pretty calm lifestyle, early to bed early to rise, some might say "grandpa." I rarely bring people back to the apartment but it can happen, and I obviously have nothing against the occasional friend coming over to cook up a feast and watch an Arte documentary! The key thing is communicating ahead of time.

What would be nice, I think:
More than a roommate situation that just works on paper, I'd like someone for the long term, with at least some sense of community at home (who knows, maybe we'd even go camping together) and not just crossing paths in the living room once in a while in the evening.
